Lots of people ask us “what is traditional neighborhood development?’ This is a great question, especially if you’ve lived in the suburbs or rural areas. Many people simply aren’t familiar with this type of development strategy. So to make things a little easier, and a lot cooler, Billingsley put together this video to help explain exactly what we mean. Once you’ve seen the video, we know you’ll love TNDs as much as we do.

New IBP Retail Signs


Here’s a photo of our IBP Retail window signage. This is available space next door to Firehouse Subs on Park and Midway.

Our IBP Retail is in a high-traffic area and includes: Cowboy Chicken, Starbucks, Cristina’s Mexican Food, McAllister’s Deli, Dickey’s BBQ, Jamba Juice, Pei Wei, and LA Fitness among others.

International Business Park

Here is a brief history of Billingsley’s office building developments.

In 1996, Billingsley developed our first collection of office buildings – International Business Park. Phase I, at 6400 International Parkway, was a “Spec” building and very successful.

During the next several years Phases II thru XIV were built. In 2005, Phase XIV was sold to Lexington Corporate Property Trust—Billingsley Property Services continues to manage the building and the Accor building became our first Third Party Management building. In 2007, seven of the IBP Office Buildings were sold to Argus, and Billingsley Property Services does the Third Party Management for these buildings.

In 2007, we broke ground on Phase XV at IBP, our first LEED Building, which is now ready for occupancy.

Welcome to the Billingsley Company blog. First, let me tell you a little bit about who we are. We are one of the leading land development and management companies in Texas. Billingsley holds a variety of properties from office space, industrial, retail, single-family and multi-family homes, and build-to-suit. Our properties stretch from the North Dallas Tollway to the downtown Dallas Arts District, all the way to Irving and Coppell.

Billingsley’s philosophy is centered around what is known as Traditional Neighborhood Development, sometimes referred to as “New Ubranism”. We’ll go into more detail about these terms in future posts, but the short version is that “TNDs” are neighborhoods where you can live, walk, dine, shop and even work in an office, all within walking distance. I know, hard to imagine in a city as spread out as Dallas, Texas! However, Billingsley believes we can change the face of our communities to be something far beyond the cookie-cutter suburbia we’re all used to.
